Who can apply?  

Any foreigner who can prove that their funds come from abroad and makes a minimum investment of B/300,000.  




[ Conditions for obtaining this Permit ]

- The minimum investment is B/300,000.  

- The funds must come from a foreign bank account.

- You must maintain the investment for at least two (2) years.

- The investment must be paid at least the equivalent of B/300,000 at the time of applying for the visa.







A family visa for everyone

The investor may include their spouse, children under 25 years of age, and parents in their application. In the case of dependents, the investment must be increased by B/.2,000 for each dependent.


An entry for Permanent Residency

With the Investor Residence Permit, you will obtain temporary residence for two (2) years, and after this period has elapsed, you will be entitled to apply for permanent residence. Permanent residence is for an indefinite period.

  1. Power of attorney (notarized) and application. The power of attorney must contain the name and nationality of the applicant's parents.
  2. Three (3) photographs.
  3. Duly certified copy of passport (notarized or authenticated as appropriate).
  4. Certificate of Criminal Record.
  5. Health Certificate.
  6. Certified check for B/.250.00 payable to the National Treasury.
  7. Certified check for B/.800.00 payable to the National Immigration Service.
  8. Affidavit of Personal Background Form.
  9. Certification from the Public Registry verifying the applicant's personal ownership of real estate with a minimum value of three hundred thousand (B/. 300,000.00). The certification must indicate that the property is free of encumbrances.
  10. In the case of dependents:
    1. - Letter of Responsibility.
    2. - Proof of kinship.
    3. - Proof of address.
    4. - Persons over 18 years of age must present a certificate of single status and certified academic qualifications.


Exceptions to the Rule

1. When the properties are registered in the name of a private foundation, the foreigner may apply for this permit provided that he or she can prove that the founder and he or she or his or her dependents are the beneficiaries. The Public Registry certificate must show the designation of founder and beneficiary.

2. If the applicant can prove that they have paid the net sum of three hundred thousand balboas (B/.300,000.00) for real estate and the value of this property exceeds the required amount, they may finance the remainder through mortgage loans from a local bank.

3. In the event that the real estate property is registered in the name of a corporation, the foreigner may apply for this permit provided that the shares are registered and in the name of the applicant and dependent. Bearer shares will not be accepted. ​

La ley de migración le permite incluir a su Cónyuge, Hijos hasta los 25 años (si son mayores de 18 y menores de 25 deben encontrarse cursando estudios en Panamá) y a sus padres en este Permiso de Residencia. La inclusión de su grupo familiar puede hacerla en el momento en que usted hace su petición o posteriormente sin límite de tiempo. En la visa de inversionista debe incrementar el monto de la inversión en $2,000 por cada dependiente.

El solicitante debe demostrar que ha pagado al menos la inversión mínima por la cantidad de B/. 300,000 aun cuando el inmueble tenga un valor superior y mantenga hipoteca o préstamo por el saldo restante.

Es obligatorio demostrar que los fondos para la inversión inmobiliaria provienen del extranjero; por eso el solicitante debe aportar la prueba de la transferencia de los fondos directamente a su cuenta o a la de la desarrolladora o promotora inmobiliaria.

¿Puedo comprar varios inmuebles para completar la inversión?

Sí. La ley exige una inversión en inmuebles, por depósito o mixta  de al menos B/. 300,000 por lo que la misma puede ser demostrada mediante la compra de 1 o varios inmuebles siempre y cuando el monto pagado alcance la inversión mínima establecida.
